Below market value property in the UK...
My name is Brett Alegre-Wood I've been working in property for over a decade and have helped thousands of investors to build a portfolio of buy to let property in the UK and abroad. Time and time again I meet investors who say to me - "I only want below market value property."
As an investor myself, of course I can see the appeal of so-called below market value property, but there are very real risks associated and questions you need to ask before taking the plunge.
Is it a real below market value you're getting, or simply a discount off an inflated price?
Many disreputable companies will try to fool you into thinking you're getting below market value property when in fact you're buying something that has simply been discounted 20 or 30% from an inflated price. This means it's absolutely essential to check the average prices (comparables) in the area before getting too excited.
Assuming then that the comparables stack up and you've found something that is actually below the average values in the area, the next step is to ensure you're buying something with 'good solid fundamentals'. This means nearby shops, schools, transport links, major employers and major investments.
Hint: at no stage forget the 2nd law of buy to let investing: always buy something with good solid fundamentals.
Screw that up and it won't rent, no matter how cheaply you've bought it for! By then, the sweet memory of the purchase price will have faded and all you'll taste will be the months and months of dragging, expensive void periods!
So why is there so much crap out there?
The unfortunate fact is that most property companies are "sales driven" beasts. They choose property based on commission level and sell them to you based on completely unrealistic rents being achieved.
Make sure you second guess everything they say about the rent you'll receive. Double check the actual valuation and all other usual sales persuation tools they use; such as talk of "regeneration", plans for the future and governmental grants. You'd surprised how often below market value properties lack all the basic, sold fundamentals such as shops, schools, transport links, major employers and major investments.
